Foreclosure
The legal process a mortgage lender uses to take and sell a home after the borrower stops paying, reported on the mortgage account.
A foreclosure usually isn't a separate public record on your credit report. It shows on the mortgage itself: the payment grid slides through 30, 60, 90 and 120 days late, then the status changes to foreclosure, and that negative information can stay up to seven years. HUD's housing counselor materials cover alternatives such as a modification, short sale or deed in lieu.
Mortgage programs run their own waiting periods, usually from the completion date. Fannie Mae requires 7 years, or 3 with documented extenuating circumstances and added limits. USDA draws a 36-month line, though files its automated system accepts don't need an exception, and VA's regulation sets no fixed waiting period. A short sale or deed in lieu usually means a shorter wait under Fannie Mae's rules.
