Fannie Mae’s adjustment at your score

$5,512.50

What each higher band is worth

  • Most lenders build this adjustment into your interest rate or charge it as discount points, rather than billing it as a lump sum. Either way, you pay for it.
  • Fannie Mae waives these adjustments for HomeReady loans and for first-time buyers with qualifying income at or below 100% of area median income (120% in high-cost areas).
  • This is one table from Fannie Mae’s grid for purchase loans longer than 15 years. Other adjustments (condos, cash-out, second loans and more) can add to it, and FHA and VA loans don’t use it. It’s not a quote.

How the score cost calculator works

Both modes read a published table and do the arithmetic in whole cents. Neither one predicts a rate you’ll be offered, and neither predicts how many points any step would add to your score.

Mortgage pricing

Fannie Mae charges lenders a loan-level price adjustment (LLPA) based on the loan’s credit score and loan-to-value ratio. The calculator uses Table 1 of Fannie Mae’s LLPA matrix dated 09/30/2026, which covers purchase loans longer than 15 years and uses one grid for Classic FICO and VantageScore 4.0. Score rows run 780 and up, then 20-point bands down to 640, then 639 and below. Loan-to-value columns run from 30% or less to above 95%.

Loan-to-value is the loan divided by the home price. Fannie Mae’s Selling Guide says to cut the result to two decimals and then round up to the next whole percent, so 90.004% counts as 90% but 90.01% counts as 91%. The calculator does the same. The adjustment in dollars is the loan amount times the percentage in your row and column.

Worked example. A $350,000 home with $35,000 down is a $315,000 loan. $315,000 divided by $350,000 is 90.00%, which falls in the 85.01% to 90% column. At a score of 668, the 660 to 679 row shows 1.75%, so the adjustment is $315,000 x 0.0175 = $5,512.50. The 680 to 699 row shows 1.5%, or $4,725.00, which is $787.50 less. At 780 and up the column shows 0.25%, or $787.50, which is $4,725.00 less than at 668.

We don’t show mortgage rates by score. We couldn’t verify a current, dated public table of them, and a made-up rate would be worse than none.

Auto loans

Experian publishes average new and used car loan rates by VantageScore 4.0 tier. For Q2 2026: super prime (781 to 850) 4.41% new and 6.29% used; prime (661 to 780) 6.15% and 8.81%; near prime (601 to 660) 9.71% and 13.93%; subprime (501 to 600) 13.52% and 19.1%; deep subprime (300 to 500) 16.11% and 21.62%. The monthly payment uses the standard amortization formula: payment = P x r / (1 - (1 + r)^-n), where P is the amount financed, r is the APR divided by 12, and n is the number of months. The result is rounded to the cent. Total interest is the payment times the number of months, minus the amount financed. A lender’s final payment can differ by a few cents because of rounding.

Worked example. $30,000 for a new car over 60 months. At near prime’s 9.71% average, r is 0.0971 / 12, and the payment comes to $633.14. Over 60 months that’s $37,988.40, so total interest is $7,988.40. At prime’s 6.15% average, the payment is $582.08 and total interest is $4,924.80: $51.06 a month and $3,063.60 in interest less than the near prime average. At super prime’s 4.41%, the payment is $558.06 and interest is $3,483.60.

Questions about this tool

Will I actually pay the LLPA as a fee at closing?

Usually not as a separate line. Fannie Mae charges the adjustment to the lender, and most lenders recover it through a slightly higher interest rate or through discount points, so you pay it over the life of the loan or upfront in points.

Can the LLPA be waived?

Yes, in some cases. Fannie Mae’s matrix waives these adjustments for HomeReady loans and for first-time buyers with qualifying income at or below 100% of area median income (120% in high-cost areas). Ask your lender to check before you compare prices.

Why doesn’t the calculator show a mortgage rate for my score?

We couldn’t verify a current, dated public table of mortgage rates by credit score, and we won’t make one up. The Fannie Mae grid is published, so the calculator prices the score bands in upfront dollars instead.

Are the auto loan rates offers I can get?

No. They’re Experian’s market averages by VantageScore 4.0 tier for Q2 2026. Your rate depends on the lender, the car, the term, your down payment and your full credit file.

Does this tell me how many points I can gain?

No. It shows how far your score is from each band and what each band is worth in dollars. No scoring company publishes how many points an action adds, so nobody can promise that part.
